Renovations fail on bad planning, not bad carpentry. We charge for the planning because it is where the outcome is decided.
A paid engagement.
Non-refundable. Earned.
Design engagements range from $5,000 to $15,000 depending on the complexity of the home and the scope of the work. The fee is paid before the first meeting and is credited toward the total project cost if you choose to build with us.
It is earned regardless of whether you proceed. The thinking, drawings, selections, and schedules are yours.

Our own crew.
Licensed subs when it matters.
Finish carpentry, tile, cabinetry installation, paint, and trim are performed in-house by a small crew of tradesmen we know by name. Structural, electrical, plumbing, and HVAC are performed by licensed Hawaii subcontractors we have worked with for years.
There is one point of accountability. You work with the operator. The operator works with the crew. The crew respects the home.
Ninety to one hundred fifty days.
Two projects at a time.
Most renovations we take on complete in three to five months. We limit ourselves to two active projects at a time because the craft does not scale — and because the client who hired us for attention deserves to receive it.
